How are specific features—like appliances, amenities, or solar panels—factored into my valuation?
Appliances and removable items
Appliances and other items that can be removed from the property—such as refrigerators, stoves, above-ground pools, and hot tubs—are not considered in the appraised value. The appraisal focuses on the permanent features of the property.
Unique or uncommon amenities
For amenities to impact the appraisal value, they must be common enough in the area so the appraiser can accurately assess their value compared to other properties. If an amenity is not typical or not a strong selling point in the local market, it may not be included in the appraisal. This can include sprinkler systems, heated flooring, upgraded landscaping, solar panels, or inground pools in areas where they can only be used seasonally, among other things.
Solar panels
Solar panels are only given value if they are fully paid for and commonly found in the area. If the panels are leased, on a payment plan, or not typical for the region, they will not be included in the appraised value.
