Why were my unique amenities not considered in the value?
For amenities to impact the appraisal value, they must be common enough in the area so the appraiser can accurately assess their value compared to other properties. If an amenity is not typical or not a strong selling point in the local market, it may not be included in the appraisal. This can include sprinkler systems, heated flooring, upgraded landscaping, solar panels, or inground pools in areas where they can only be used seasonally, among other things.
