Why wasn’t my property type eligible?

Some property types don’t meet the requirements for a Point Home Equity Investment. This is usually because the property is harder to value, finance, or insure.

Your property may be ineligible if it falls into one of the categories below:

Property size or use

  • Properties over 7 acres (unless the home is a condo)

  • 5+ unit properties

  • Farm or agricultural land

  • Vacant or empty lots

  • Property structure or construction

  • Mobile or manufactured homes

  • Log homes, A-frame homes, geodesic homes, barndominiums, or other unconventional homes

Ownership or legal structure

  • Co-op (cooperative) properties

  • Properties held in ways such as those owned by an LLC or certain trusts

  • Leasehold properties

Location or zoning issues

  • Properties with illegal zoning

  • Properties in lava zones 1 or 2

  • Properties located in multiple legal jurisdictions

These property types fall outside of Point’s underwriting guidelines, which is why we’re unable to move forward."
