What types of appraisals are there?
We use a few different types of appraisals depending on the property and underwriting requirements. Each type helps us determine your home’s current market value. Here’s a breakdown of what each one involves and what you can expect:
Desktop appraisal with interior inspection: In this type, a licensed appraiser works remotely and relies on data collected by a local real estate professional who visits your home. They will take interior and exterior photos and notes. You’ll need to schedule a time for this visit and ensure your home is clean and accessible.
What you need to do: Be available for scheduling, and prepare your home so it shows well in photos.
Standard appraisal (or full appraisal): This is the traditional appraisal most people are familiar with. A licensed appraiser visits your home in person to inspect the interior and exterior. They’ll assess its condition, take measurements and photos, and then compare your home to similar recent sales in your area.
What you need to do: Coordinate a time for the visit, and make sure your home is tidy and accessible for the appraiser.
Hybrid AVM: This is a tech-enabled option where we use an automated valuation model, but we need your help to gather details about your home’s condition. What you need to do: Follow the instructions for a quick virtual inspection of your home from a professional—using your phone.
