What if I disagree with my valuation?

If you received an appraisal and want to submit a reconsideration of value:

  1. Obtain the request form from your account manager.

  2. Submit up to four comparable homes from your area that you believe are a better fit than those used in the appraisal report.

  3. Use the notes section of the form to write about any discrepancies or issues you’ve identified in your appraisal report.

  4. Submit the completed form and comparables to help@point.com. Point’s valuations team will address the concerns, submit a reconsideration request to the appraisal company if possible, or explain why certain comparables or items may not be applicable.

Keep in mind:

Comparables must have sold before the effective date of your appraisal and must be listed on the MLS. Comparables provided should be more similar to the subject property (i.e. size, location, condition, and quality) than the comparables used in the current appraisal report for submission back to the appraisal company for reconsideration of value.

If your home was valued using an AVM (Automated Valuation Model):

Each AVM is carefully reviewed by our valuations team before being approved. If you have concerns or disagree with the report, please contact your Point team to discuss the specific issues. An appraisal may still be ordered if significant errors are found, such as incorrect Gross Living Area (GLA), inaccurate Room Count, or failure to account for an inground pool, but there must be proof the city is aware of these items.
