How do I request a reconsideration of value?
First, let’s make sure you have the appraisal reconsideration request form. You should have an email from Point titled “Point - Information on your appraisal”. Can you see that email in your inbox?
If no, “No worries. I can resend it to your email. May I confirm your email address?”
To submit a reconsideration request, follow these steps:
-
Download the request form: In the email that you found earlier/I will send you later, you will find an attached reconsideration request form for you to fill out and complete.
-
Submit comparables: You may provide up to four comparable homes from your area that you believe are a better fit than those used in the appraisal report. Keep in mind:
-
Comparables must have sold before the effective date of your appraisal and must be listed on the MLS.
-
Comparables should be more similar to the subject property in terms of size, location, condition, and quality.
-
-
Provide notes: Use the notes section of the form to describe any discrepancies or issues you've identified in the appraisal report.
-
Send the form: Submit the completed form and comparables to help@point.com and our team will forward it to the valuations department. Point’s team will review the request, submit it to the appraisal company if applicable, or explain why certain items may not be used.
For Point team, refer to Handling a Request for Appraisal Reconsideration SOP.
