If a tornado rips the roof off my house, will the insurance pay you instead of me? How will I pay for repairs?
The insurance claims process works the same for an HEI as with other mortgages. For major losses like tornado damage, for example, the claim draft is made out to both you and our subservicer.
Here’s how funds reach your roofer:
-
The joint check is issued and you endorse it first.
-
The subservicer and other senior lien holders co-endorse once you provide the contractor’s estimate or repair contract.
-
The funds are released in draws (e.g., 50% up front, 50% after inspection) so you can pay the roofer as work progresses.
This safeguards everyone’s interest while keeping you in charge of hiring contractors and scheduling repairs.
