What do I need to know about liens and lien releases?
A lien appears on your home’s title when someone has a financial claim connected to your property.
Before moving forward with your Home Equity Investment, we need to confirm:
-
Whether any liens exist on your property
-
What type of liens they are
-
Whether they impact your available home equity
In some cases, a lien must be cleared before closing. When that happens, either a recorded lien release or a payoff is required.
-
A lien release proves that the lien has already been paid or resolved.
-
A payoff statement allows the lien to be paid and cleared at closing.
If a required lien release or payoff can’t be provided, we can’t move forward with closing. If this applies to you, your Point team will explain what's needed.
