Are there any liens that Point will not approve?

There are certain active liens that must be resolved before we can move forward with your application. If this applies to you, your Point team will explain what's needed.

These liens must be properly released before moving forward:

  • Divorce liens

  • Child support judgment or lien

  • Bail bonds liens

  • Notice of Commencement or mechanic’s lien

These liens can be paid off at closing if HEI funds will cover them:

  • Small Business Adminstration loans

  • UCC financing statements listing the legal description attached to the real property

  • Private party mortgages and hard money loans

  • Reverse mortgages

  • Eligible charged off mortgages

  • Eligible property tax liens

There are also some liens that we can't move forward with at all:

  • MV Realty Benefit Agreements or Homeowner Benefit Agreements

  • Habitat For Humanity mortgages

  • Below market rate (BMR) mortgages

  • Mortgages with shared appreciation clauses that can't be paid off

  • Negative amortizing mortgages that can't be paid off
